5-step renting checklist

1.  Budget

Have an idea of how much rent you can afford to pay.  Remember that when you first sign a lease, you will need to pay a bond equal to 4 weeks rent, plus 2 weeks rent in advance.  If you have a pet, you will also need to pay a pet bond.  For a property that rents for $350 per week, that’s over $2,000 that you will need to come up with before you move in.

2.  References

Make sure you get references from your previous property manager, current employer and at least one personal reference.  Good references will improve your chances of securing a good property.

 3.  Research

The easiest way to make sure you don’t miss an opportunity is to subscribe to our Property Alerts on our website.  By entering your details and your requirements, you will receive an instant email alert as soon as a property becomes available.  Otherwise, speak to our property manager to discuss your needs.  We may have a property available soon that is just what you are looking for.

4.  Application

Your Country Values Real Estate property manager will assist you with completing your rental application.  You will need to provide references and identification.

5.  Moving In

If your application is successful, you will need to sign a lease document and pay the bond and initial rent.  Your property manager will explain rental payment options and your rights and responsibilities in regard to your tenancy.

During your tenancy

If you have any maintenance issues, contact your Property Manager immediately or fill out the Maintenance Request Form on our website, and we will attend to your request within one business day.
